Ten questions, three-point scale, out of 20. Use it when you are deciding whether to put real money and real months into commercial.
How to score: 2 points for each "yes, consistently," 1 for "sometimes," 0 for "no." Be honest; the point is a real read, not a good-looking number.
1.Does one person clearly own commercial, not splitting attention with residential?
2.Can that person or a rep attend in-person site visits and run a proper site walk, not just drop a card?
3.Before your last three commercial meetings, did someone research the building and the decision maker beforehand, and did a written follow-up go out within 48 hours?
4.On your last commercial job, could a reviewer who was never on site follow the file start to finish, moisture logs, daily notes, and photos, without calling you?
5.Is your getting-paid process clean enough for net-30 and net-60 commercial terms?
6.Are your credentials ready: current IICRC certifications, a COI at commercial limits you could email today, documented OSHA training, and an EMR under 1.0 on your current mod sheet?
7.Do you follow up four to eight times before a meeting books, consistently?
8.Do you understand commercial compounds over months, not weeks, and can you play the long game?
9.Do you have the working capital to float commercial pay cycles without starving other jobs?
10.In the last 90 days, have you spent money or hours on commercial with no job attached to it, on relationships, credentials, or market research?
A self-assessment to help you gauge readiness, not a pass-fail test. This is the same fit check a good partner runs before taking you on. If you scored low, that is useful: it tells you exactly what to build before you invest.
